Conditions to be added to the lease:
1. The tenant must comply with all building rules. 2. The tenant must keep the unit clean at all times and must maintain a room temperature of at least 20 degrees Celsius at all times. 3. Damages caused by neglect and abuse will be the responsibility of the tenant. 4. The tenant may not paint any rooms without the landlord's consent. 5. A $250 security deposit for the remote control and entry chip must be returned to the landlord. 6. The tenant is responsible for paying for lost keys; the tenant may not change the lock on the rented unit. 7. At the end of the lease, the tenant must return the unit in the same condition it was in when the tenant moved in. 8. The tenant must install felt protectors under all furniture legs to protect the floor. 9. Any misuse of appliances will be at the tenant's expense. 10. The landlord may enter the property with 24 hours' notice. 11. Smoking is prohibited in the apartment (including tobacco, cannabis, e-cigarettes, shisha, etc.). 12. No consumption or production of marijuana/pot. 13. No satellite dishes. 14. The tenant must take out liability insurance in the amount of $2,000,000, keep the policy active for the entire term of the lease, and provide a copy of the insurance to the landlord and the building association before the move-in date. 15. No pets. 16. The tenant will pay moving expenses and reserve their move-out date with the building association. 17. No laundry, bicycles, or storage on the balcony. Only patio furniture is permitted on the balcony. 18. No subletting or Airbnb. 19. The first month's rent is payable at the signing of the lease. 20. The tenant must reside in the property. 21. Any fines imposed by the building association for violations of regulations and/or accidental or intentional breakage or damage will be the tenant's responsibility. 22. The monthly rent payment, due on the first day of each month, must be remitted to the landlord's address (or by post-dated checks if the tenant so desires). 23.
