Conditions to be added to the lease: 1. The lessee shall respect all the rules and by-laws of the immovable. 2. The lessee shall keep the unit clean and sanitary at all times. 3. Damages caused by neglect and abuse will be at lessee's cost. 4. The lessee may not paint any of the rooms without the landlord's consent. 5. The lessee is required to pay for any lost keys; the lessee may not change the lock of the unit rented 6. Upon termination of the lease, the lessee shall return the dwelling in the condition it was received. 7. Lessee must install felt protectors under all the legs of the furniture to protect the floor. 8. Any misuse of appliances will be at lessee's cost. 9. Landlord may access the property with a 24-hour notice. 10. It is forbidden to smoke in the apartment. 11. No consumption nor production of marijuana/pot. 12. No satellite dish. 13. Tenant will have to take a civil liability insurance in the amount of 2,000,000$ and keep it active for the whole term of the lease. 14. No pets. 15. Tenant will pay the moving fees. 16. No laundry, bicycles, or storage on balcony. Only patio furniture is allowed on the balcony. 17. No sub-lease nor airbnb. 18. 1st month rent is payable at the signing of the lease.
