Offer to lease will be conditional upon a satisfactory
credit check, criminal background check, and employment
confirmation.
Conditions to be added to the lease:
1. The tenant must comply with all building rules.
2. The tenant must keep the unit clean at all times.
3. Any damage caused by negligence or abuse will be at the
tenant's expense.
4. The tenant may not paint any rooms without the
landlord's consent.
5. The tenant is responsible for the cost of lost keys; the
tenant may not change the lock on the rented unit.
6. At the end of the lease, the tenant must return the unit
in the same condition as when possession was taken.
7. Any misuse of appliances will be at the tenant's expense.
8. The landlord may access the property with 24 hours'
notice.
9. Smoking is prohibited in the apartment.
10. No consumption nor production of marijuana/cannabis.
11. No satellite dishes allowed.
12. The tenant must obtain liability insurance coverage in
the amount of $2,000,000 and maintain the policy for the
entire duration of the lease. A copy must be provided to
the landlord before the keys are handed over.
13. No pets allowed.
14. No laundry, bicycles, or storage on the balcony. Only
patio furniture is permitted on the balcony.
15. Subletting and Airbnb are strictly prohibited.
16. The tenant shall pay the first month's rent at the
signing of the lease via electronic transfer.
17. Any fine imposed by the condominium association for
violation of regulations and/or accidental or intentional
damage shall be at the tenant's expense.
18. As the ceilings contain the heating system's electrical
wiring, it is forbidden to install anything on them. If the
tenant violates this clause, they will be held responsible
for any resulting damage.
19. The tenant is responsible for clearing snow from the
balcony.
