Conditions to be added to the lease:
1. The lessee shall respect all the rules and by-laws of
the immovable
2. The lessee shall keep the unit clean and sanitary at all
times
3. Damages caused by neglect and abuse will be at lessee's
cost
4. The lessee may not paint any of the rooms without the
landlord's consent
5. Security deposit of $250 for remote control and keys
shall be given to the lessor.
6. The lessee is required to pay for any lost keys; the
lessee may not change the lock of the unit rented
7. Upon termination of the lease, the lessee shall return
the dwelling in the condition it was received
8. Lessee must install felt protectors under all the legs
of the furniture to protect the floor
9. Any misuse of appliances will be at lessee's cost
10. Landlord may access the property with a 24-hour notice
11. It is forbidden to smoke in the apartment
12. No consumption nor production of marijuana/pot
13. No satellite dish
14. Tenant will have to take a civil liability insurance in
the amount of 2,000,000$, an insurance to cover his
belongings and also an insurance to cover displacement and
accommodation fees in the case of a forced renovation to
the condo caused by water damage or any other reason
whereby the
tenant will be forced to move during the renovation works,
and keep it active for the whole term of the lease.

furniture is allowed on balcony.

19. Lessee will pay the first month rent at the signing of
the lease by electronic transfer, as well as the security
deposit of 250$ for the keys and remote control and the
moving in fees to the lessor.
20. Any fine imposed by the building association for
violations of the regulations and/or accidental or
intentional breakage or damage will be the responsibility
of the tenant.
