The following terms and conditions must be an integral part of any promise to lease:-The lessee has to present his 2 pay slip;-No pets are allowed;-The lessee is responsible for any moving expenses;-The lessee to provide a valid liability insurance of $2M for the duration of the lease;-A security deposit of one month will be given to the lessor at the signing of the lease; it will be refunded by the end of the lease if no damage exists to the property;-The lessee has to present a copy of his driving license;-Credit report check must be sent to the lessor and at the entire satisfaction of the lessor;-No sublease, No assignment of lease, No Airbnb;-The lessee to present postdated cheques for the full year first day of the month;-No smoking is allowed in the property (smoking, cannabis & Elicit drugs);-The use of Premises: Limits property use to residential purposes and prohibits unauthorized business or illegal activites;-The lessor is permitted to access the premises at anytime in the event of an emergency.
