1. The tenant must keep the unit clean and sanitary at all

times.

2. Damage caused by negligence or misuse shall be the

responsibility of the tenant.

3. The tenant may not paint any rooms without the

landlord's consent.

4. No alarm system may be installed.

5. The tenant is responsible for the cost of replacing lost

keys; the tenant may not change the lock on the rented unit.

6. Upon termination of the lease, the tenant must return

the premises in the condition in which they were received.

7. The tenant must install felt pads under all furniture

legs to protect the flooring.

8. The landlord may access the property with 24 hours'

notice.

9. Smoking is prohibited.

10. No consumption or production of marijuana/pot.

11. No satellite dishes.

12. The tenant must obtain liability insurance with

coverage of $2,000,000 and maintain it throughout the lease

term.

13. No pets.

14. No subletting or Airbnb.

15. The first month's rent is payable upon signing the

lease.
